Elders Real Estate Castle Hill & Grant McEnally Remove Property?

Last night, we posted on the lastest information surrounding the sale of our family home in Castle Hill. After posting the information on this web site, we then emailed Elders Real Estate Castle Hill to let them know that we know they are promoting our property now and that we have put up a post about it on this web site.
This is the first listing we found on the RealEstate.com.au on Thursday 16 October, 2008. Again, the marketing approach for this property states Property Must Be Sold! In other words, the owners are really desperate and it needs to be sold.
So when we found that Elders Real Estate Castle Hill were now promoting this property, we went over to their website and did a search to show all their property listings for homes over $700,000.
We found nothing.
Then we did a search for all their listings over $650,000.
We found nothing.
So finally, we then did a search to show all properties that are $600,000 and above.
Bingo! There was our property listed just under a home that was listed for $609,000! This seems like an intention to attract buyers in the $600,000 price range, otherwise they would have no reason to deceive the public… surely, they would never do anything like this. They are Real Estate Agents after all, and we all know they tell the truth and hold ethics in the highest esteem.
So we thought we would keep searching around to see how else our property was being promoted.
Now we know that Elders Real Estate Castle Hill will probably think we have too much time on our hands, but its important that everyone knows what goes on with these mortgagee in possession sales.
Lets face it, if there was nothing wrong with how they were attempting to market and sell our property, why would they suddenly remove all references of the property less than 12 hours after hearing from us?
Again, we see the sub heading read Property Must Be Sold! Basically, the wording, and the pictures are all the same as the what they posted on realestate.com.au because many of these web sites feed other web sites, to make the promotion process much faster.
At or around 1.00pm Friday 17 October, 2008 there had been 160 hits showing interest on this property. So, at or around 4pm Friday 17 October, 2008, in preparation for this post, we went back to Elders Real Estate Castle Hill’s web site, and found that the listing for our home had suddenly been removed.
Naturally, we figured this was a technical hiccup, so we then when over to realestate.com.au and then myhome.com.au. To our surprise, we found our property had been removed from these web sites as well.
Oh dear, what is going on now?
Luckily, we took note of the unique property id on the realestate.com.au web site. That unique property id was: 105278755.
The only thing was, this property id is no longer in the system.
The image to the left suggests this happens when the property has been sold or leased.
So where did this listing go?
We can only come to two conclusions.
1) The property has either been sold or leased, but how could this happen if Elders Real Estate Castle Hill and particularly, Grant McEnally followed the law, in the way properties must be promoted for sale? There is no For Sale sign at the property as of Friday evening, 17 October, 2008, and there never has been, despite Perpetual Limited now having the property in their possession for 3 months! How long does it take to prepare a contract for sale of land? (We had one prepared in 24 hours)!
2) They felt uneasy about promoting this property, and decided to remove it until they know their next move. You can’t help but think that they have got cold feet.
If you go to Google, and do a search on “22 Parsonage Rd” you will see that Google still has the listing details, but if you click on the listing in Google, no information will show up.
But the great thing about Google, is the way it stores the Cache listing of what it has already indexed into its search engine.
Google is good for many things, and this is yet another great feature of Google, showing how Elders Real Estate Castle Hill do the Now You See It… Now You Don’t magic trick.
So the results of the search in Google, when you enter “22 Parsonage Rd” show several different Real Estate web sites with the address of 22 Parsonage Road Castle Hill, but none of them display any information, because the details have been removed.
We have put a circle around the word Cached that appears under the Google listing.
Click on the Cached link and you will see that Google has a snap shot of what they indexed from these web sites a day or so before hand.
So we would naturally ask, why has all this information suddenly been removed?
We know that Elders Real Estate Castle Hill received our email because we have a Return Receipt from Christine Lawrence, who is listed as the Reception and Admin Assistant on their web site. We are yet to get a reply to our email, so we can’t say why this property listing has been removed from promotions.
All we did was inform Elders Real Estate Castle Hill of the whole truth about what is going to be happening from where we sit, and that we expect that Grant McEnally will be ethical with every prospective sales lead, with the information he does, and does not give out.
One closing question we would ask Grant McEnally from Elders Real Estate Castle Hill is about the price point that they setup on their web site. Did you really expect to bring in lots of people who believed they would be paying around $600,000 for this property? Was that your intention? If not, what was your intention? Is it true that “The Bank” set a very high reserve price, yet the buyer inquiry range is for $600,000 properties, so the property would naturally pass in? Is it also true that as a real estate agent, and with “The Banks” permission, you can then start receiving private offers? Is it true that Tony Anderson from Tagma Property Consultants (property introducers) have special buyers lined up to purchase these mortgagee sales, after the auction has been passed in?
You are more then welcome to place your comment on this website and we will publish it - you have the option of clearing these questions up to address the public’s interest, particularly those who are in the process of loosing their home in the same way as us.
In the Supreme Court of NSW, August 19 2008, Perpetual Limited’s Barrister clearly stated that they had received curb side valuations (not a true on site valuation), that the property was valued between $650,000 - $720,000 (and this was only a curb side valuation, way under true market value). When Perpetual Limited let us borrow the money for this property, they sent a registered valuer (September 2005) who attended the property for over 1 hour, going over everything with a fine tooth comb, came back with a $950,000 valuation.
We all know that bank valuations are normally more conservative, so we would really like to know why the search on your web site was set at $600,000 buyer enquiry price ranges?

Why didn’t you put as much effort into paying your mortgage as you did into this site. Only you have put yourself into this predicament, if you had keet to your legal obligation and paid your mortgage on time then Perpetual Limited would not have re-posessed your home. You have no one to blame other than yourself, move on with your life and let others get on with theirs. Elders is only acting on instruction from Perpetual. Unfortunately this property is no longer any of your concern and that is directly becasue of the decisions you have previously made. Hopefully you have the courage to publish these comments and many more I intend to submit.

Thank you for your concern, I don’t believe we have met before? Normally I know who my mates are, and don’t recall you being one of them.
We don’t need any courage whatsoever to submit your “comments”, or should we say judgments.
We are not stopping anyone getting on with their lives, except the ones who are screwing us. The knowledge that we have gained so far through this experience is unbelievable, and we are in a much better position to be able to help others.
Our eyes have been totally opened to the banking system, our government, the police force, and our courts, barristers, lawyers, etc. Obviously, you lack great knowledge in these areas.
We put quite a substantial effort into paying our mortgage actually. We were also fortunate enough to have a couple of years of financial reserves, while Dallas suffered from a debilitating illness.
We have put very little effort into this web site. This, just happens to be a skill that Dallas is very skilled at doing, and it takes very little effort or time to maintain.
People need somewhere to go to get help, there really is nothing available for average Australians when they get into mortgage trouble.
We happen to have great knowledge with how the real estate industry works, the lack of ethics produced by local real estate agents who know a lot better.
Our matter has just been the perfect proof of real estate agents and their total lack of standards. It’s now time for everyone involved to be held accountable, not just us.
No one involved in our matter is going to get away with doing the wrong thing. We plan to make a way to help others who unfortunately for them find themselves in trouble.
We have spent many years helping others in the same, or similar situation to our own. The problem with what Elders are doing in seriously fire saling our property, is that Castle Hill will be affected by the surrounding streets having the values of their properties dropped substantially as a direct reflection from what our property sells for.
While we are still being charged the mortgage repayments for the property, the property will still be our concern. Elders are purposefully selling the property for hundreds of thousands less than what it is worth.
Tagma Property Consultants, and hence Elders, are just the banks pimps doing Perpetuals dirty work, and they will all be rewarded heavily at our great loss.
We have never disputed the property being sold. What we have violently objected to, is the zero duty of care from Perpetual Limited.
They have a desperate need to bring cash into their company, due to the fact that the government has guaranteed bank deposits, and will do all they can to short sale this property, and cash in on the mortgage insurance. That, mate, is what this is all about.
We have absolutely nothing to hide at all, and you can post as much as you like. Its actually quite funny how you can form an opinion on something you know very little about (about our personal situation).
Have you ever lost a home before, due to illness and loss of income? Have you ever been the victim of a deliberate attack to inflict financial derivation? Where is your throne that you are sitting on casting your judgment?
By all means, post all your helpful experience, if you have nothing worthwhile saying, go and mind your own business!

Hello again Kerrie,
Heard that your property sold under the hammer today and for a great price similar to what you paid back in 2003, only I believe that the buyers put the full price down on the contract and didn’t try to record a lesser amount to avoid stamp duty. What type of “crooks” would do such a thing? thats ilegal isn’t it???
Perhaps you should should stop pointing out how unethical others are when you need to tidy up your own backyard first, whoops…. you no longer have one.
Anyway I think you should buy Elders a nice big bunch of flowers to thank them for all the hard work they have put in for you.
One other question I have…. do you like anyone?? your comments on your website are very negative about every person you meet.

If we read what you have said, surely any real estate agent and buyer being involved in such a transaction, like you describe, would be breaking the law. What you have described sounds very illegal to us. As you seem to have an interest in this property, you should get your facts straight from Chris Carr, who sold us the property originally when he worked for Century 21. Surely Bruce Gilmour would not hire a sales agent who conducted illegal activities like you infer!
Personally speaking, we have never avoided paying stamp duty, as this would be illegal. What you are accusing us of doing, we have never done before.
It sounds more like Chris Carr is not capable of explaining in detail the exact details of the deal. Maybe Chris Carr still needs Tony Didd to hold his hand.

Anyway, we agree, Grant McEnally did seem quite uncomfortable on Sunday morning. His daughter is very cute and he was lucky to have her with him.
Hopefully he understands who it was he was standing next to, before he cowardly made his way into the coffee shop at Castle Mall.

2009 will be the storm, where all we have promised to do, will be done. Hopefully Bruce decides to keep the commission he was GIVEN because he will need every penny of it and more in 2009. None of you have any idea how costly this will become.
We asked if you would like to meet up in person, to see if you have the same courage to say these things to our faces. You obviously don’t, because you use a fake email address. You must work for Elders Real Estate, as our matter and seems to be bothering so greatly.
Oh, by the way, how do you find Bigpond as an internet service provider?
When you run a real estate agency, having signs out the front of the property with SOLD stickers for as long as possible, is a great marketing message for that agency.
Now we are puzzled. Why would ELDERS REAL ESTATE CASTLE HILL (owned by BRUCE GILMOUR Pty Ltd) remove the sign from 22 Parsonage Rd only 4 hours after the auction took place? Was Bruce Gilmore not proud of what he did?
Why even bother trying to hide how much the property firesaled for? Gadens Lawyers happily gave out this information to us. No wonder Elders Real Estate Castle Hill and Bruce Gilmour are not proud to leave the sign out the front. $650,000 is a pretty crappy result for any real estate agent to achieve.
In the hurry of removing the sign, it looks like someone knocked the top off the brick letterbox!!!
Has Elders Real Estate Castle Hill or Bruce Gilmour disclosed to the new purchaser, the disputes and issues surrounding the sale of this property? This is required by law, so we sincerely hope this has been disclosed, for the purchasers sake. Its not fair for them to be included in these events!!!
We don’t wish any harm on the new purchasers (unless its someone from Elders, for obvious reasons), but it will be around the time they move in, when everything is going to start to blow up.
Or, perhaps, someone from Elders Real Estate Castle Hill purchased the property? You know, the old Grant McEnally trick (insider trading) purchasing properties under market etc.
You haven’t seen anything yet. 2009 will be Elders Real Estate Castle Hill and Perpetual Limited year in the spot light. Seriously, what has happened so far is tame.
The boys at Elders Real Estate Castle Hill are like a gang of thugs when they are all together dolled up in their suits, but its a very different story when they are out on their own with their families in casual clothes.
We know so much more about many individuals within Elders that the public will find out about, and we know more then you will ever know about everything you have done with the sale of this home. We are holding back on purpose, so that 2009 can be the year Elders Real Estate Castle Hill and Perpetual Limited get what they deserve.
Remember the Nazi’s? After WWII the soldiers were not able to use the excuse that they were just doing their job and just following orders. The International Human Rights Court sorted them out for war crimes.
Neither will Elders Real Estate Castle Hill or Bruce Gilmour be able to use these same excuses!!! They will be held accountable for everything that has been done.
We all get three weeks off from now, and then its game on. Looking forward to 2009. This IS THE CALM BEFORE THE STORM.
